Renovations

There are many different ways to re-create the functionality of a house by completing various types of renovations. Whether it is re-designing an existing floor plan, finishing your basement, or even re-modelling your existing kitchen or bathrooms, we can help make the process easier for you. Design Phase

  • We begin by measuring your existing house and noting the existing structure and other building components.
  • We then meet with you to discuss your vision for your new home. Whether you have an idea in your head, or a collection of various materials, we gather all of your information to begin designing your floor plans and exterior elevations.
  • After we finalize the customization of your plans to suit your needs we proceed to the approval stage to obtain the required documents to allow us to apply for your building permit.

Approval Phase

  • There generally are not many additional approvals required for interior renovations. However, in some special cases due to the design, we may need to obtain the following approvals:
  • If you are adding additional plumbing fixtures or bedrooms and your property has an existing septic system, we provide the calculation and designs for submission to your local health department for approval based on the new layout of the house.
  • If you are in a town house or semi-detached complex, you may be required to obtain approvals from the corporations that control the construction in your community.

Construction Drawings Phase

  • Now that your approvals are all completed, we begin preparing the architectural “working” drawings for the building permit application. These plans become very detailed with dimensions, structural information, and notes.
  • Once the architectural drawings are verified, we will have the heating and air conditioning drawings prepared by a qualified HVAC designer that will show any changes to your existing systems. These drawings will be used by your heating contractor for installation in your home.
  • Removal of load bearing walls in an existing house sometimes requires specialized engineering drawings based on unique requirements of some projects. We work in conjunction with a structural engineer to create various details to ensure proper structure based on the new design of your floor plans.

Building Permit Phase

  • All of your approvals and construction drawings are completed, now it is time to prepare and submit the building permit drawings and supporting documents to your local municipality.
  • Once the building permit is approved, we hand over the approved drawings and documents to you and your contractor.
